Credit scores are really confusing! We should know. We review hundreds of applicants’ credit scores a year and we know that sometimes these scores don’t make sense. People will call us and tell us their score is one number and, when we pull it, the numbers are totally different. Or debts come up that are so old, it is crazy. Juli answers the question, “How do I reset my dishwasher?” You know, it is funny, since our property management business has expanded, we have learned all kinds of new things. Some helpful, some interesting, and some…well, put it this way, we know some of our people way too well:).
However, this is one tip that we thought you might want to know. One of those random things that pops up every now and then.
Tenant Applicants in Baltimore – please check your credit BEFORE you call us!
Hello Prospective Tenants,
Please, please, please…check your credit somehow BEFORE you call us. Most of our Landlords require credit scores of approximately 625 or above for every adult over the age of 18 that will be living in the home. Some exceptions do apply. However, we hate spending your credit application money only to tell you that you don’t qualify. We think the application fees are expensive and we don’t want you to waste your money.
So, what should you do? Get pre-qualified for a rental just as you would a purchase. Go to www.freecreditreport.com or some other website and at least have an idea of your credit scores. If you are less than 625 and you have a valid reason, write a letter or note to me. Explain the situation. Provide me with some documentation.
There are two types of people with low scores – one type are people who just don’t pay their bills no matter how much money they make. The other group are people who pay but just had a blip, a reason for falling behind (loss of job, medical situation, etc.). We can often work with the second group. We just need as much information as possible to forward to the Landlord.

New Tax Laws that Affect Baltimore Landlords
Do you own rental properties?
Be Aware that some laws have changed. Starting in 2011, all landlords must comply with the 1099 reporting rules for your independent contractors you hire for rental-related work.
This would be your gardener, your HVAC contractor, your handyman, etc. Wow…this could become a lot of work for you busy landlords out there!
There are some exceptions and you should definitely contact your tax professional. You don’t have to file the 1099s until 2012 but you do need to start keeping track of payments now.
