				<content:encoded><![CDATA[<p>This is one of the first questions that our clients ask us.  Our clients usually have excellent credit, are current on their mortgage payments and are just underwater in that they owe more than market value.  So they are hesitant to do a short sale because they don&#8217;t want their credit to be negatively affected.  Unfortunately, I cannot answer their question exactly.  The answer is &#8220;It depends&#8221; which I know is not very satisfying.</p>

				<content:encoded><![CDATA[<p><strong>How Much Does Property Management Cost?</strong></p>
<p>Usually the first or second question that potential customers ask me is <strong>&#8220;How much does property management cost?&#8221; </strong> There are really 2 separate services involved in property management.</p>
<p><strong>Marketing the Home</strong></p>
<p>The first, marketing and renting out the home, runs through our real estate company, <a href="http://www.yaffeteam.com" target="_blank">Yaffe Real Estate.</a>  Most companies charge one month&#8217;s rent to market a home.  This fee pays both the Landlord&#8217;s agent and the Tenant&#8217;s agent for bringing together a qualified landlord and a qualified tenant.</p>
<p><strong>Day to day Management</strong></p>
<p>At this point, most Landlords go over to our property management company, <a href="http://www.chesapeakepropertymanagement.com" target="_blank">Chesapeake Property Management, Inc.</a> &#8220;CPM&#8221;.  CPM handles the day to day management of the properties.  The landlord and the tenant will NEVER communicate with each other; we handle all day to day issues &#8211; repairs, rent issues, HOA/condo violations, neighbor complaints, pool passes, maintenance, etc.  We are staffed 5 days per week to handle the Landlord/Tenant relationship so that you don&#8217;t have to!  We are also staffed on nights and weekends for emergencies.  Most fees are 10% of the monthly rent.</p>
