  • Oversee all marketing, reaching as many potential buyers as possible, driving the demand for your property while realizing the maximum NET amount of money
  • Follow up with all agents who view the property
  • Monitor the marketplace to ensure the marketing and salability of the property is on target
  • Representation of YOUR wants and needs in all contract negotiations and help you understand the whole picture
  • Perform due diligence on each and every offer received, including requiring financial information from the buyer, consulting the buyer’s lender for accurate information about the buyer’s financial situation, consulting with the buyer’s agent as well as researching the agent if I am not familiar with his or her business etiquette
  • Present to you the strongest offer on your home, oversee the entire process, and troubleshoot for any issues that may cause you any damage
  • Be the insurance and assurance against a contract falling through, which is very expensive for a seller
  • With 15 years of personal experience in this industry, I have built a very reputable business, starting with 13 families in my first year of home sales and building up to over 1000 homes sold over the years! I have sold homes in new construction as well as resale, performed as a mortgage lender, managed a team of top-performing agents, and am now an owner of a national franchise.

Full-Time, Licensed Marketing Manager:

  • Works with me to ensure your home is shown to as many potential purchasers as possible
  • Creates brochures and manages websites
  • Manages toll-free voice system
  • Selects photographs which highlight the best features of your property
  • Available 7 days a week to answer questions and make any changes to enhance the salability of your home

Full-Time, Licensed Closing Manager:

  • Works with me to ensure a seamless transaction from contract to close
  • Provides quality control, to ensure all initials and signatures are in place and all possible loopholes are closed up
  • Monitors all contract deadlines, to ensure you and the buyer remain in contract
  • Troubleshoots any potential problems that could cause an issue for you as the seller
  • Coordinates all inspections, appraisals, appointments and settlement details between seller and buyer

Costs Associated w/ Closing:

  • All seller fees (buyer agent fee, closing costs, title company fee), which are separate from Yaffe Real Estate, will be the same across the board
  • Buyer Agent Fee: 2-3%
  • Closing Costs: 1.1% (your half of the state and county stamps/transfer taxes)
  • Title Company Fee: .2% (includes all fees associated w/ pay-off of current mortgage and filing new deed with the county)
  • I choose to be conservative in my numbers to manage your expectations properly. My goal is for you to have your expectations met or exceeded at the closing table…no one likes surprises.

Easy-Exit

  • If at any time you feel we are not doing the job you expected, you can cancel our agreement without penalty.
